What it is

CeMAP is the standard qualification for mortgage advisers in the UK, and it is effectively required to practise. If you want to advise people on mortgages, this is the credential employers and the industry expect you to hold. It is an RQF Level 3 qualification with multiple-choice exams that you can study for entirely online and at your own pace.

It is widely seen as the best value-for-money route in finance: there are no entry requirements, the exams are pure multiple choice, and it is fully self-study. You do not need a degree, prior qualifications or an employer to begin.

Who it suits

This suits people who want a clear, affordable path to a specific job: mortgage adviser. It works well for career-changers and newcomers because there are no academic gates to get in, the cost is low and predictable, and you study around your own schedule. It is a good fit if you are comfortable reading financial information in English and enjoy explaining money matters to ordinary customers, since that is the day job.

How you qualify

  1. Register for CeMAP with the awarding body. There are no entry requirements, so anyone can start.
  2. Study online and self-paced using the official materials.
  3. Sit and pass the multiple-choice exams.
  4. Once qualified, you have the credential that mortgage-adviser roles expect.

A quick but important note: the module structure changed in September 2025 (the current modules are FSRE, MORT and ASEW). A lot of older websites and study guides still describe the old "CeMAP 1, 2 and 3" structure. That is out of date. Check the current module structure on the official site before you buy any study materials, so you do not pay for content built around the old format.

Cost and how long it takes

The official all-in cost is around £735, and most people complete it in 2 to 6 months depending on how much time they can study. That makes it one of the cheapest routes to a defined finance job. Fees and module details are re-priced periodically, so confirm the current price and structure on the official site before you rely on these figures.

The English you need

Medium. The exams are multiple-choice in English, which is more forgiving than essay-based qualifications, but you still need to read and understand financial questions accurately, and the job itself involves explaining mortgages clearly to customers in English. If your reading English is shaky, build it up first; an ESOL course is a sensible step zero before you spend money on the qualification.

The honest reality

CeMAP is excellent value and a clear route to a real job, but passing the exams is not the same as having clients. Mortgage advising is a customer-facing, often sales-linked role: you typically join a brokerage or a lender, and early on you have to build a pipeline of customers. Some roles are employed and some are self-employed or commission-based, so check how you would actually be paid before you take a position. The qualification gets you through the door; your results then depend on the firm you join and your ability to win and keep customers. Be wary of any course provider charging far above the official price or still teaching the old CeMAP 1/2/3 modules.

What you can earn

Qualified mortgage advisers can earn well, but pay varies a lot because much of it can be commission-based and depends on the firm, your location and how many customers you serve. Treat any income figure as a rough estimate, not a promise, especially in your first year while you are still building a customer base. The upside grows with experience and a steady client pipeline.
